Creating additional rooms, cupboards, en-suites require building studwork, routing wires & plasterboarding.

Loft Storage & New Loft Hatch Created
New larger loft hatch created. Loft joisted out for strengthen support of T&G loft flooring. Creating a spacious storage space with better access.
Old loft hatch on the landing was small & difficult to access the loft as it falls under the eaves of the roof.
New flooring timbers fixed on top of main purlin timbers & not to ceiling timbers.

These new timbers provide the independent support for the T&G loft boards.

Garage / Annex Kitchenette & WC
Kitchenette installed complete with plumbing, sink, worktop & cabinets.
Inside cabinet below the sink is an Ariston 9 litre water heater, which provides hot water to both the kitchen & wc sinks.
Floor tiling throughout the area.

Bathroom Upgrade
- A completely new bathroom created.
- Large built-in bathtub, framework constructed & bath installed complete with mosaic tile surround.
- All the plumbing complete with isolation valves to all taps.

Stop Tap Replacement
New stop tap fitted to this property as the customer could not 100% turn of the water due to the age of the valve.
A secondary full flow quarter isolation valve fitted as a back-up.

Lounge
Lounge completely updated with all new:
Laminate flooring, vertical blinds, central pendant light swapped for 2 new separate LED lights, completely redecorated & painted.
The old fireplace was removed & the walls repaired.
All walls papered with a combination of plain embossed paper which was painted & a feature patterned paper on the main wall.

New lighting replacing the central single pendant light, this entailed lifting the bedroom carpet & floorboards. Additional wiring & concealing the original light location by an invisible repair & stiple paint effect to blend.
Old redundant pipework (to previous back boiler) was removed & again the ceiling repaired.
New blinds to 2 windows installed.
